Planning application assessments

MOLA’s Planning team is one of the most experienced heritage consultancies in the country and offers a comprehensive, specialist, nationwide service to help our clients achieve planning consent. We compile archaeological and built heritage assessments in support of planning applications (RIBA Work Stages 0–3).  All reports are illustrated and are fully compliant with national and local planning policy and professional standards.

Historic Environment Desk-Based Assessment

Our Historic Environment Assessments for planning applications are compiled from a broad range of data sources, including the Historic Environment Record and information contained within the MOLA in-house Geographical Information System. This helps to reduce unforeseen risks in both the planning and post-planning stages of development.

MOLA experts assess the potential and significance of known or possible buried archaeological remains on a site, taking into account any factors which may have compromised archaeological survival. A detailed impact assessment of the scheme proposals is included, along with recommendations.

Heritage Statement

The Heritage Statement is an inclusive built heritage assessment that is submitted with a planning application. It can also be presented as part of a Listed Building or Conservation Area Consent application.

Our expertise in the built environment is applied to identifying the significance of above ground heritage assets and in considering historic character, setting and views. The statement includes a detailed impact assessment and recommendations.

Environmental Impact Assessment

The Planning Team has considerable experience working with multi-disciplinary teams on Environmental Impact Assessments throughout the county, including major infrastructure projects and some of the UK’s largest development schemes.

Our Environmental Statements provide an integrated approach to the historic environment and cover buried heritage assets (archaeology) and above ground heritage assets (the built environment) and are supported by detailed technical appendices and supporting information.

The extensive range of heritage specialists within MOLA ensures that our Environmental Impact Assessments are comprehensive and reliable.
